But, we’ve only solved the First problem.
The second issue is that you probably have another house to sell first.
And while it’s pretty common for builders to have spare lots available, it’s not very common for them to take contracts with contingencies.
Frankly, most of them don’t want to take on that much risk.

Within my network of builders, I’ve only found a handful that are willing to start building a home, knowing it will only close if the buyer can sell their other house first.
And in some cases, the builder is only willing to do that, because they know me personally.

Question #2 you may have: “Isn’t New Construction Expensive?”
Not Necessarily. This might surprise you, but there are plenty of New Homes priced below the Average Sale prices in our area.

The answer is that I’d be happy to show you any home that’s a good fit for you and your family. New homes, used homes, raw land, etc. I can help with all of these possibilities.
However, I truly believe new homes are a great option in today’s marketplace. Here’s why:
- The traditional used market is overcrowded and competitive.
- The homes have more wear and tear on the essential systems (HVAC, Furnace, Water Heater, Roof, etc.)
- The timelines aren’t as flexible.
- It’s extremely hard to do a contingent sale. (Selling you current home at the same time)
- The window of opportunity is incredibly small, so you’re in a drag race to see the house and put in an offer before anybody else.
- The multiple offer situations will leave you frustrated when you lose, and overpaying when you win.
