This year, I’ve had several listings sell for 10% or more over their neighborhood averages.  And I thought it might be insightful to share why those homes were able to generate that kind of result.  So let’s see what you can do to sell your house for 10% more in Northwest Arkansas.

Make It More Appealing and Worth More

One thing you can do to sell your house for 10% more (at least) in Northwest Arkansas is to make it more attractive/appealing and worth more.  A house is only worth what a Buyer is willing and able to pay for it, so increasing the Buyer’s Perceived Value is crucial.

CURB APPEAL

Creating a great first impression is key to selling your house for more. You want prospective buyers to be impressed when they pull up for a viewing. And the first thing they see is your yard and the outside of your house. So whatever you can do to increase curb appeal – landscaping, painting, new fencing, or whatever – will pay off because it usually allows you to sell for more.

ENSURE LOW MAINTENANCE

Most buyers now are looking for low-maintenance houses and are willing to pay more for them. If then, you can make your house low maintenance, you can usually sell it for more. So, for example, have the HVAC system checked out, replace the old water heater, and make any necessary roof repairs. Investing a little in maintenance so that buyers won’t have to will ensure that you sell your house for more in Northwest Arkansas and will more than pay for the costs.

MAKE IT SMART

Smart features in a home, especially safety-enhancing systems, make it worth more to today’s tech-savvy buyers. While they may not increase actual value, they do make a house more appealing – which usually translates into a higher sale price.
